Should Cities Limit Short-Term Rentals?
Homes for residents or rooms for tourists?

01Should Cities Limit Short-Term Rentals?
Good evening, everyone. When I travel, I love staying in a real apartment instead of a hotel. But last year, my friend in Lisbon had to move because her building was turning into holiday rentals. That made me ask: should cities limit short-term rentals?
02A Bold Example: Barcelona
Some cities are taking strong action. In June 2024, Barcelona announced that it would not renew the licenses of all its roughly ten thousand tourist apartments, which will end by November 2028.

03The Case for Limits
Supporters of limits say short-term rentals take homes away from local people. When apartments become holiday rentals, there are fewer homes for families, and neighborhoods can lose their community feeling.
04The Case Against Limits
On the other side, critics argue that rentals give ordinary owners extra income and give travelers more choice, especially families who need a kitchen. They also say rentals spread tourists across the city, not just near big hotels.
05An Open Question
The big question is whether limits really make housing cheaper. In Barcelona's case, the licenses only end in 2028, so it's too early to see the full results. We should be careful not to claim more than the evidence shows.

06Weighing Both Sides
When we weigh both sides, it's a conflict between two real needs: affordable homes for residents and income from visitors. Both matter to a city.
07My View: Smart Limits
In my view, cities should use smart limits rather than one rule for everywhere. They could restrict rentals in the most crowded areas, still allow people to rent out their own home for part of the year, and track rents to see if it's working.
08Conclusion
To conclude, tourists bring life and money to cities, but a city also needs people who live there. The challenge is to welcome visitors without pushing residents out. Thank you.
